Selling Your South Florida Home

Selling your home is personal. Your real estate guidance should be, too.

Your home, your circumstances, and your next chapter deserve a thoughtful approach. I’m here to listen, help you weigh your options, and guide you through the decisions and details of your sale — from our first conversation through closing.

A strategy built around you: we’ll start with what matters most to you — your timing, your priorities, and what comes next. Then we’ll build a plan around your circumstances: preparing and pricing your home, marketing it, and evaluating offers.

Personal attention. Thoughtful advocacy. You can count on candid advice, clear communication, and care throughout the process. I’ll help you understand the tradeoffs, negotiate on your behalf, and coordinate the details from listing through closing. My role is to advise and negotiate. The decisions are yours.

Your roadmap: the Strategic Selling Pathway

Every sale is different, but the path is the same — and we agree on the next decision at each stage:

  1. Plan — Clarify your priorities, your timeline, and what comes next. Then we review the market together.
  2. Prepare — Agree on price, presentation, and launch readiness. Thoughtful preparation that lets your home’s strengths shine.
  3. Promote — Present your home, reach buyers across every channel, and review the response together.
  4. Negotiate — Compare offers, weigh the tradeoffs, and work through the terms. The highest offer isn’t always the best offer.
  5. Close — Coordinate deadlines, inspections, appraisal, title, and property delivery — all the way to your move.

Pricing with purpose

The most important decision in selling your home happens before it ever hits the market: the price.

Your listing price is a strategy, not a promise of the final sale price. I’ll price your home with real market data — recent comparable sales, current competition, days on market, buyer behavior, and your home’s features, condition, and updates. Not a guess, not a number designed to win your listing, and not an inflated hope.

A well-positioned home creates energy, showings, and negotiating leverage. An overpriced home sits — and the longer it sits, the more buyers wonder what’s wrong with it. We’ll also consider how buyers search: most shop within price brackets, so we position your home where its value is clear.

Thoughtful pricing. Continuous attention. Informed decisions.

Ready to show

You don’t need to renovate your home to sell it well. You need to present it well.

We’ll walk through your home together and prioritize what actually matters: cleaning, decluttering, furniture placement, lighting, curb appeal, and the small repairs worth making — a practical plan for your home, your timing, and your budget. Before you spend on improvements, we’ll discuss priorities, costs, timing, and the potential benefit to your sale, so you invest only where it counts.

Your home, in the spotlight

We’ll create a marketing strategy designed around your property, audience, and timing:

  • Showcase your home — Professional photography, property features, video, and virtual or 3D tours that help buyers understand the home before they arrive.
  • Build online exposure — MLS placement, a property website, CENTURY 21 websites, real estate portals, and digital flyers create multiple ways for buyers to discover your listing.
  • Connect through social and video — Social media, video, and targeted marketing extend your home’s story across the channels selected for your property.
  • Put local marketing to work — A CENTURY 21 yard sign, Just Listed postcards, direct mail, color brochures, and local print advertising support neighborhood visibility.
  • Activate agent and referral networks — Office and local-agent outreach, personal connections, global referrals, broker tours, and open houses connect your listing with people who may know its next buyer.

Then we monitor the response — online activity, showings, buyer feedback, competing listings, and market trends — and refine the plan. You’ll receive regular updates on activity and feedback, and we’ll evaluate our next steps together as the market unfolds.

When an offer arrives

The highest offer isn’t always the best offer. When offers come in, we look beyond the price: financing strength, deposit and timing, inspection and appraisal terms, contingencies, and how likely each buyer is to actually get to the closing table.

I’ll review the full offer with you, explain the tradeoffs, and compare how the terms fit your priorities. Then we negotiate from a position of strength — because preparation and positioning did their job first.

From contract to closing

An accepted offer is the beginning, not the end. I’ll track contract deadlines, coordinate with the professionals involved, keep you informed, and help address issues as they arise — inspections, appraisal, title, association documents, financing progress, final walk-through, and the closing itself.

Tracking the details. Addressing the issues. Keeping you informed.

Why I work by referral

My business is built on relationships, repeat clients, and referrals — not transactions. That personal connection matters to me, and it matters to my sellers: my marketing starts with people who already trust my work. I don’t take that lightly, and I’ll always treat the people you refer with the same care, honesty, and professionalism you’ve experienced.

Seller FAQs

How do I know what my home is worth?

With a comparative market analysis — real data on recent comparable sales, adjusted for your home’s size, location, condition, and updates, weighed against your current competition. I’ll show you exactly how I arrived at the number I recommend, so it’s a strategy you understand, not a number you’re asked to trust.

What does NOT determine my home’s value?

Four things: what you originally paid for it; what you hope to net from the sale; opinions unsupported by current market evidence; and an online estimate or AI-generated price alone. None of these tell a buyer what your home is worth — the market data does.

Should I make repairs or updates before selling?

Choose improvements thoughtfully. Some fixes remove red flags and protect your price; others cost more than they’ll return. We’ll discuss priorities, costs, and timing before you spend anything — a practical plan for your home, your timing, and your budget.

How long will it take to sell my home?

It depends most on price, condition, and market conditions — in that order. The first weeks after launch are the most important window to capture buyer attention, which is why we align pricing, presentation, and marketing before we go live. I’ll show you current days-on-market for homes like yours so we set expectations from real numbers.

What are the seller’s closing costs in Florida?

Every sale is different, but common seller costs include the title search and owner’s title policy, documentary stamp taxes on the deed, brokerage compensation, HOA or condo estoppel and document fees, and prorations for taxes and association dues. Your existing mortgage, if any, is paid off from your proceeds at closing. We’ll review a full estimate of your net before you list — no surprises at the closing table.

What if I get multiple offers?

A good problem to have — and exactly why pricing strategy matters. We’ll compare every offer side by side: price, financing, contingencies, timing, and the likelihood each buyer closes. Then we choose the strongest overall offer, not just the highest one.

What happens at closing?

You’ll sign the deed and closing documents, your existing mortgage (if any) gets paid off, and you receive your proceeds. I’ll coordinate with the closing agent ahead of time so you know exactly what to bring and what to expect.
